A. From time to time TUDA invite applications for allotment of houses and plots through advertisements published in leading newspapers. These advertisements spell out the location, number, sizes and prices of the plots/ houses. Detailed information regarding the scheme is contained in the printed brochures. Brochure can be obtained from the nodal Bank or with the concerned Estate Office. The brochure also contains the application form. Applications are received along with application fee in the branches of designated bank. In case number of applications received is more than the number of houses/ plots, allotment is made through draw of lots. The draw of lots is held before the public after giving proper advertisement in the news papers. Final result of the draws also published in the news papers and displayed at the Notice Board of Estate Office as well as Head Office.
Q: What is the application fee for allotment of plots and houses?
A. The application fee is usually 10% of the priceof the plot/ house. However application fee can vary depending upon the nature of a particular scheme.
Q: How long does this application fee remain with TUDA?
A. The application fee is normally refunded within 90 days of the draw to the unsuccessful applicants. The applicants whose earnest money is not refunded within 90 days from the date of draw (total 180 days from the date of closing of scheme) the interest @ 5.5% per annum is payable from 181 days onwards.
Q: What is the installment plan for the purchase of houses and plots from TUDA?
A. As per standard terms and conditions of payment of 10% of the price is required to be deposited at the time of application,15% within 60 days of receipt of allotment letter and balance in six half yearly instalments alongwith interest @12% p.a. Ist instalment will fall due after one year in case of plots and in case of houses period of instalments between 8 to 12 years but payable in monthly instalment alongwith interest HUDCO's scheme interest or prevalent HUDCO's rate of interest. 10% rebate is allowed to the allottees of houses who pay the balance price, if paid in lumpsum and in case of plots 5%rebate is admissible if an allottee pays balance price in lumpsum within 60 days.
Q: How can I get commercial sites from TUDA?
A. Commercial sites are sold through auction and wide publicity is given from time to time in the leading news papers. Successful bidders are required to deposit 25% of the highest bid amount and the balance 75% is payable in four annual instalments along with interest. The detailed terms and conditions are announced at the time of auction.
Q: If I take a plot from TUDA, is there a specific time prescribed to complete the building?
A. Yes, the building on the plot is required to be completed within 3 years of the date of issue of allotment letter. Further extension is granted on the request of the allottee on payment of extension fee, fixed by the TUDA from time to time. The percentage of extension range from 2% of the prevailing price to three percent.
Q: Does TUDA allot sites for Institutions, Schools and Hospitals etc?
A. Yes, these sites are also advertised from time to time. The applications which are received in response to the advertisements are properly scrutinized by a committee which examine the eligibility and background of the institution, financial resources and utility of the institution to the residents of the area. Prices of institutional sites are substantially lower than residential plots.
